The seller decides the contribution amount offered to the buyer's brokerage to bring a buyer willing and able to purchase the property.


Important Commission Variation:

If NO buyer's brokerage is involved, the full commission is 3.9%, with the sellers represented as a client & the buyer represented as a customer in the transaction.

Pricing Your Home


Pricing your home properly is the single most important thing you will do as a Seller. No amount of expert marketing can overcome a listing that is improperly priced. 


Hanson & Co. Real Estate subscribes to a 2 step pricing process to ensure you receive the most accurate pricing advice from the start.

 

  1. We will walk through your home together to gather all the necessary information on the features and improvements you have made to your home during the terms of your ownership. We will also assist you in understanding how to better stage your home for our marketing campaign. Finally, we will answer any questions you have about the market, our firm's services and what the current housing environment is like. 
  2. After our initial meeting, we will research all comparable listings that are either Active, Pending or Sold. We will then make adjustment for the amenities the they either lack or have in comparison to your home. Adjusting the comparable sale pries for the differences in amenities is a crucial, and often missed step, the pricing process. The process of adjusting comparables equalizes the values of the properties because we are accounting for the various differences each comparable has to your home. 
  3. We will then deliver a final report to you via email or in person that will show all of the comparables, adjustments and final pricing advice.
